As homeowners ourselves, we all tend to want to "TRY" to get the most money possible

Another thing seller's who "overprice" don't realize
If a buyer does come along that doesn't know the area and doesn't have someone to
represent him (to inform him) and offers to pay for an overpriced home, when he tries to
obtain a mortgage, that lender will send out an appraiser (to make sure the bank is
lending more money on a house than it's worth), and it will "UNDERAPRAISE".
At that point the buyer will be rejected for the mortgage or has the option of coming up
with the difference in the appraised value and what he agreed to pay..........and there is
not many people out there that will, or can, put up thousands of dollars more to purchase
a house that the bank says "isn't worth it".
